This house was truly wonderful. We traveled with three couples and a few kids. The way the house is designed is extremely comfortable. Each bedroom has an attached bathroom and a balcony. The pool area is perfect size, and the outdoor furniture is great. The kitchen is well appointed and even greeted us with wine and beer in the fridge! The ONLY draw back to this place was that the beach was covered in sargassum seaweed which is a problem all over Cancun and Riviera-Maya. I'd recommend day trips to Isla Mujeres or Cozumel to see pristine beaches if the seaweed is there. Also, don't miss los cenotes! Such a great stay! I'd highly recommend!

The house was absolutely wonderful. Everything was as described. It was perfect for our group of 8. Puerto Morelos is really close and a wonderful little town. Highly recommend Villa Mateo to all.

The house shows as the pictures show. Beautiful house but as they say in Real Estate, "Location, Location, Location". Out in the boonies, hard to find, off a beaten dirt road path. You definitely need transportation/rental car to get around. Nice jacuzzi on the roof but unable to use. Owner disconnected heater did not want it used which should of been an option for what they charged to stay there. The 3rd floor shower only had extremely hot hot water had to go into one of the other rooms to shower. Beautiful view of the beach but unable to access due to there's no path and too much debris/seaweed which was piled up to the perimeter wall which smelled horrible and made it hard to stay outside to enjoy the yard with pool which makes sense why BBQ grill was located in front of house and not in the yard. Beautiful big house that accommodated our family of 10 (6 adults/4 kids) comfortably but unfortunately unable to enjoy the house to its full capacity.

Plenty of space to spread out and enjoy games, naps, pool time, meals.....we can't wait to return!

Villa Mateo was exactly what we expected after reviewing the web site. It was large, comfortable, and relaxing. The view of the water was second to none. We had as many as 8 adults for some of the nights there, and everyone had a great time. It was close enough to Puerto Morelos with a car, so that going out to dinner was never a problem. We used the kayaks, and the bikes. The well equipped kitchen made it easy to make breakfast, and we cooked one big feast when two of our guests brought back over a dozen snapper from their fishing trip.

It was a beautiful house with amazing sunsets and tremendous views. It was very spacious and the owners were very helpful with all the information that they sent out. We spent Christmas there with our two daughters and there husbands and our grandchildren . A total of ten people and we had plenty of space. I know the grandkids had a marvelous time and will remember it forever.

My family, family friends and I traveled to Mexico to stay at Villa Mateo and to celebrate my father's 50th birthday just before the Holidays this year. To say we had a great time is an understatement! Upon arrival, everyone was in awe of the location on the water as well as the house that comfortably accommodated our party of 9 people. We enjoyed days out on the water swimming, sun bathing, and kayaking. In the evenings we visited the little town Puerto Morelos for dinner and then enjoyed the beautiful rooftop of Villa Mateo (especially the large hot tub!). For my father's birthday celebration we had Juan and Gabby visit the Villa to cook a Mexican/Mayan traditional cuisine. The food was delicious, and both Juan and Gabby were so kind and welcoming! This was definitely the best meal we had the entire trip. Villa Mateo was the perfect place to celebrate this special occasion, and we were able to create memories that will last a lifetime!

We were a group of 12 (6 adults + 6 kids) and stayed at Villa Mateo from 11/22 to 11/26. The Villa was quite spacious for our group and was very well equipped with all amenities. Location was secluded and away from all the hustle and bustle, so if you are into privacy, it's ideal. At the same time, it was not too far from airport or civilization (PM village is only 3-4 miles away). Do note that while the house is on the beach, it has a seawall and not an actual beach. And also the beach near the villa is not quite as clear as other parts of Playa Del Carmen. Finally, the owner and caretaker were quite responsive. The microwave mal-functioned and the owner responded fairly quickly and got it replaced. The owner also has an informative website with a lot of tips about local attractions and chefs (we have used Juan for a couple of days and he was awesome!)

Thank you Eddie and Family and Leo! We had a wonderful stay. The house was a perfect paradise! It was safe, quiet, and very spacious. The pictures do not do this home justice! there are 4 good size rooms (2 master beds), rooftop lounge area perfect for watching the stars, a kitchen/dining area and a living room. We were a party of 10 and the house accommodated us all and exceeded all of our expectations. When home we spent most of our time in the backyard patio/pool area. All of the attractions in Cancun/Yucatan are pretty spread out, so we rented cars and had no problems getting place to place. We had a great time, Thank you for everything! We appreciate all of your hospitality!!

We just returned from 8 days in Villa Matteo with our three adult children and spouses. We had a wonderful time in this beautiful villa on the ocean. The four fully contained bedrooms were absolutely perfect for our group. The villa has everything you need and it is so very easy to get to Puerto Morelos(we took the back roads...more fun!) The beach isn't the greatest but we managed to swim almost every day and we were also able to do some snorkeling although you have to go quite far out to do that. PM was a lot of fun. Good restaurants, especially Richard's Bistro. The rooftop patio with plunge pool is a great place for serious sunseekers as well as star gazers at night. The property manager Leo is available when you need him, but never in the way. Eddie was a pleasure to work with. Great job Villa Matteo!! P.S. You have to have a car. Recommend Avant in Cancun
