Perfect stay for bigger groups, near all attractions!
This is our third time in Kyoto and we really loved this city of Japan that has well preserved its history and culture. This time we traveled with our in-laws as a group of 5 and this residence is perfect to accommodate us (there are 3 rooms in total, with a kitchen, dining table etc). The place is well renovated with a balance of modern elements and warm wood tone. The host is amazing and looked after us (with fluent English) since we have booked our reservation till we return our keys (restaurant reservations for example). Another big bonus is the location of this residence is close to many attractions (20 minutes walk) yet it is not in the tourist cluster that you would feel you are stressed/too tired from the noises.

Nothing short of amazing!
We stayed with4 small(-ish) children and it truly was a home away from home.
e-concierge service made life even more dreamlike. Huge congrats + massive thanks to the entire team!

Lovely machiya stay with the best hospitality
Was recommended this place by a friend. They had great service even before we arrived as there’s a concierge service that plans out everything for you. You simply give them an idea of what you want out of your trip, tell them special needs (young children in our case), and they will work their magic with a very detailed and easy to use itinerary in a special website just for your group. It catered to everything we asked for and more. There wasn’t any need to add anything to the itinerary, which was surprising for us as overplanners. They also handled luggage forwarding from the airport and to our next destination. Everything was handled so smoothly and understatedly.
We received a warm welcome from Takese-san who met us at the office nearby the train station. (Clear directions with pictures provided ahead of time.) Lots of small welcoming touches like bus cards preloaded with enough value for a few bus trips, drinks and toilet stop at the small office before heading to the machiya.
Best location - right in the middle of the Gion area walking distance from the major temples. Also walking distance to the river. A number of convenience stores and a supermarket nearby, all marked out on the google map provided.
Property itself is great with a spacious living area. The rooms were of a reasonable size. We enjoyed the tatami Japanese-style rooms with the super comfortable futons. There was enough space for the whole family of 2 adults, 1 preschooler and a toddler to sleep well as they also provided a kid size futon.
Limited cooking facilities - enough for say breakfast or cooking a simple meal for the kids. Lovely touch of tea set and complimentary tea, complete with brewing instructions. Of course, there was also a fancy hot water dispenser that you could program to the perfect temperature for the various brews.
Love the bathroom with Japanese style bathtub and separate shower area where you soap up and rinse off before getting in. They provided shiseido toiletries as well. Nice touch.
Be aware that this is a traditional building. Walls are thin and there are screens are made of rice paper. In June when we visited, the sun rose at 5am, and light comes in through the rice paper. We were up by 6. Would have brought eye shades for the adults if we knew, though no idea how to help things with the kids!
Also, stairs can be a bit steep and dark. This was communicated to us in advance as they knew we had young children.
Restaurants suggested or booked by them were top notch. Much better than the places we randomly stumbling into. They also managed to find places that were kid friendly. They arranged a maiko tour and also helped with car rental arrangements.
They’ve been super helpful even after the stay and always reply promptly and follow up (like checking with the maiko tour for photos). Would definitely stay here again given the opportunity.

Top-notch fabulous Stay
I realised that my feedback was not reflected in the tripadvisor website. Thus, i think and i felt that i should share my experiences with all.
This place was a Machiya style accomodation which was centrally located near many tourist sites such as the shopping streets or the famous Kodaji. The rooms are spacious and also thoughtfully planned for any tourists. They provided travel adapter, service-apartment facilities such as washing machine, cooking utensils, etc.
Besides the location and the spacious rooms, the service from the concerige was top-notch. They helped you to plan the itinerary and also assisted in all your requests as long as it was viable and reasonable. Their prompt response and quick-reply are always handy when one needs help.
In terms of improvement, it will be good if they provide free bottles of water for one to bring along for their walk-abouts will be good. In addition, Kyoto city can be walkable by foot. It would be good if they provide bicycles for tenants to roam the places though i am unsure whether the city area has facilities for one to lock the bicycles. They may also consider investing on a handy-wifi guide which can be found in many hotels nowadays.

Beautifully crafted home away from home
My family and I stayed at Shimaya Benten residence (east) for four nights and had the most wonderful time in Kyoto. The Benten residence was perfect for our family of five, plenty of space for everyone, we really felt like it was our home away from home. Also, it was in the best location to experience Kyoto. Easy walking distance to the quaint alleyways, the different areas of gion, plenty of shops, and of course fantastic restaurants. We were able to see and do so much!
Because Shimaya Benten residences is equipped with a kitchenette, we went to the local fresco super market to buy breakfast ingredients, which made it easy in the mornings to get the day started!
We also did a few loads of clothes washing as the Shimaya Benten residences has a laundry as well! Very handy when traveling!!
The online concierge service was that of a 5 star hotel. The Shimaya concierge team quite literally booked and organized everything we wanted to do and made a very easy to comprehend itinerary, including maps and telephone numbers. For times we didn’t have dinner reservations they included restaurants in the area as suggestions, which was quite handy! Traveling with children can be somewhat complicated at times but with the Shimaya staff and concierge team it was so easy and we were able to enjoy our time in Kyoto that much more.
We rented high-end kimonos (at Kiharu - highly recommend) one evening to go to the 3-starred Kikunoi restaurant (5 mins walk from Shimaya Benten), and the Shimaya staff dropped off our regular clothes to the Benten that afternoon and delivered our kimonos back the day after to Kiharu for us. 5 Star service. The Shimaya staff made everything so easy for us, we really appreciated the thoughtfulness.
It really felt like we had our own slice of Kyoto with a modern Japanese twist. The house was so beautiful, the rooms were simplistic and well designed, everything to our taste. The bathrooms were very clean and hygentic, and appliances easy to use. Shimaya provided clear and procise information cards for the usage of all the appliances within the house, like using the very fancy toilet and how to fill the bathtub! (The bathtub overlooks a simple Japanese garden!!!)
They also provided bus/train cards to get around the city, so all we had to do was tap on and off at the train station or when exiting the bus.
We would definitely stay at Shimaya Benten residences again when we come back to visit Kyoto!

Ben Ten West and East - 3bdrm luxury townhouse with impeccable service
Highly recommend as a place to stay for a couple or family. Look forward to returning on our next visit to Kyoto.

Cozy little machiya
We loved our stay at BenTen East. It’s the second time I’ve stayed at a machiya in Kyoto and I loved that this one was exceptionally clean and cozy, complete with all the necessary amenities. Daily housekeeping was awesome. The neighborhood was also incredibly charming. What truly stood out was the fantastic e-concierge service provided. The team rendered extensive help with restaurant and train-ticket bookings as well as activity/trip plannings. Thank you!

Enjoyable and fantastic experience in Kyoto
Our family of 7 had a great experience staying here. They were really helpful and even prepared a detailed itinerary before the trip. The place was comfortable, cosy and relatively convenient (10 mins walk to the city area). We had a great time there and would definitely go back there again.! Thanks for the wonderful experience.
