Overall the house was good, very roomy, 3 floors and all were set up for individual families, lower floor had no access to the main house, without going outside, we made it work this floor was where the bunk beds are, and our children were older, so if you have young children this may be a little bit of hassle, but the lower floor also has another bedroom, livingroom, kitchen and bathroom, main floor very spacious, upper level is the nicest of it all, one very spacious bedroom, livingroom, kitchen,and bathroom. Cleanliness not so good, we definitely left the place alot cleaner then we walked into. Under furniture was an abundance of dust bunnies, mattress covers had stains on them, main floor, stove the large burner did not want to work half the time. There is no linens in the house whatsoever, you need sheets, pillow cases, towels, wash cloths, dish cloths and towels. The owner was very nice. The area was perfect, spacious back yard, front porch, perfect for people watching , close to shopping ,entertainment and beach access. Overall I would stay again.

Brian and his family are kind, accommodating, terrific, and fun hosts. They treated the entire family like family. He went out of his way to make you feel like you were home. He answered any questions about restaurants or grocery’s stores within minutes. He and his sisters were great. We stayed for one week with 5 generations. Terrific house for our large family. Every floor had exactly what everyone needed. The large backyard was amazing for BBQ dinners, cornhole tournaments, many other games the littles made up. Front porch was great for people watching or earlier morning coffee. It’s so close to the beach and in a residential area; found more families on the beach. The boardwalk is so close; it wasn’t even a big deal for the littles. Overall, amazing week. Our family needed it and Brian delivered. We are definitely booking the house next year.

So close to the beach, so close to food and entertainment, so close to the large, attached, fenced-in backyard w/grills, tables and chairs. With 3 complete living levels, there was never a need to wait for a bathroom break/snack break, etc. Too many people downstairs? Go upstairs! 3 kitchens, 3 baths, beds galore. All 9 of us (4 adults, 5 grandchildren (6-16)) maneuvered through the house with a graceful choreography. Our stay was in early June, before everything is open 7-days a week, and was relatively quiet until Friday night when the club nearby opened and the music lasted past 11pm. I’m not sure how that works out later in the high season but ours was relatively quiet. I didn’t notice any sign of air conditioning but we were more concerned about cooler nights with heaters (which we brought but never needed to use). Vacuum and brooms, mops, all handy and easy to constantly clean up after 5 kids. For OUR family and OUR purposes this truly was THE PERFECT BEACH COTTAGE for our families! Oh, I forgot to mention the 4 off-street parking spaces and the large color TVs with cable to each!! You will definitely be a hit when visitors stop by for a beach day and can PARK FOR FREE!!! We loved every minute of our week at 13 Ocean Boulevard, Hampton Beach, New Hampshire. Did I mention you can see the ocean from the house? The owner, Brian, was there to meet us and give us the tour. He was always available for questions and as close as a phone call or text.

This location was perfect! One minute walk to the beach,a huge backyard (that is almost impossible to find at Hampton),and all kinds of family entertainment a few blocks away. The house has an open concept feel which makes it so great for a family to gather. Even during COVID it was easy to stay safe in this space. We are hoping to return.

This proved to be a great spot for our large extended family. With 6 bedrooms in three different units there was plenty of room to spread out. The beds are comfortable and having 3 kitchens and bathrooms was a plus. Everything was very clean. There was a big grassy backyard to hang out in after a day at the beach. The gorgeous beach is only a block away and the attractions at the center are a short walk away. There was plenty of parking for 6 or more cars.

This cottage is wonderful and just a 3 minute walk to a beautiful white sand beach. The back yard is great for an evening cookout and game of catch. We had our extended family and there was plenty of room for all. This is our second year and we will be back. The owners have only been renting through Trip Advisor for the past 2 years.

It was a Awesome house for our large family.close to the beach and the boardwalk. Also very clean. We loved it !

This cottage was wonderful!! Fully stocked and spacious. The 2 minute walk to the beautiful sandy beach is a plus. There is a great back yard that not many cottages in Hampton have.
