There's no air conditioning so the initial 2 days was literally hell until we bought 4 fans, except for one portable AC unit in living room...which didnt do much, but was appreciated. Otherwise the outside doesn't match the Inside as it doesn't look big enough, but it is! Some new furnishings would be nice but the full kitchen and bath had everything we needed and the house is a block from the beach, and it was quiet aside from fans lol... Owner answered all questions timely, too. Apparently he has a few homes and a business so I think he can afford AC and new furniture! Lovely time for all 8 of us!

Don't be fooled by the outside. This house does not have much curb appeal but it's beautiful inside and has all the amenities you need!! We had a family of 7 there and there was plenty of room. Wifi, dishwasher, washing machine, dryer, AC all things you would like to make your stay more comfortable! House was clean and well-kept. We had some pretty hot days, with AC on and fans ( supplied by owners and already at house) the house stayed cool. The temp went down at night so we even had window open and fans going, which worked out prefect, for those nights! Beach is literally right down the street! Even though the house is next to a parking lot , it's not a issue at all. Parking lot was never full and cars cleared out by evening, neighborhood was very quiet! I suggest visiting the Green Room( smoothies and bagel sandwiches)! This is our second trip to HB and this is our favorite breakfast place! Another tip, beware of eating on the boardwalk, some places are very overpriced with "ehh" food quality. My suggestion is to go to THE GOAT( burgers and fries, etc.) and LA VERADA Pizzeria, small pizza place on same street as THE GREEN ROOM and THE GOAT. If you want quality food that doesn't kill your wallet, go there! The owner Paul was VERY attentive, answered ALL my emails weeks before the trip all the way to the day off! Such a great little cottage. Had everything we needed; washer/dryer, dishwasher, yard, 3 car parking, pet friendly, walking distance to boardwalk, porch.. just wonderful. Very clean, sweetly decorated, owners definitely take care of the property. Paul( owner) was easy to communicate with. Quick replies to questions etc.. We will definitely come back!

Nice, well furnished, clean, and comfortable house. Very short walk to the beach. Nice and very responsive host. We would have loved a quieter outdoor (parking lot and noisy road)

Just retired and my wife wanted to take me away for the weekend. This was a perfect location for all the place we like to go to while in Hampton Beach.

One of the 'queen' beds is actually a double. We had odd-smelling pillows, the shower was dirty, blue fabric couch has brown stains, and washing machine looks moldy. There were dark smudges near all the cabinet handles and on some walls. I was able to clean some of this using the cleaner from the kitchen & sponges I bought at a local shop. It was a very convenient location for a short visit to Hampton Beach but I would not stay here again. I was very lucky that the hosts live next door and were able to point me to the housekeys in the mailbox after I arrived late, because there is no secure key storage even though I was emailed a lockbox code (perhaps an app glitch?).

We stayed for a week and loved it !! Close walk to the water , clean , nice ! Would def stay again

We enjoyed our stay. Easy walking distance to restaurants, shops and beach. Paul was very responsive with my questions. Three parking spaces is definitely a plus. Washer and dryer were very handy. Quiet locations….. The porch furniture needs to be improved.

We were very happy with the layout, very spacious and clean. At end of strip, but still nicely located. We loved it.

We had a wonderful time here, Paul was very easy to talk to when you needed something. It was very clean and quiet. We had a blast and definitely want to come back next year!!!!
