The Tap Room is a charming Grade II listed cottage in the much loved Cotswold village of Kingham, one of the most desirable culinary destinations in the Cotswolds and home to The Big Feastival weekend in August. The Wild Rabbit, an award-winning pub, is moments from the cottage and the Daylesford Estate is less than two miles away, making it an ideal lunch stop on a country walk. Many of the picturesque villages and market towns of the North Cotswolds are close by, including Bourton-on-the-Water, The Slaughters and Stow-on-the-Wold. Kingham has a train station with direct train links to London and Oxford, making further afield destinations easily accessible without a car. Originally the village cider store, this wonderful 17th century cottage boasts many character features including its Cotswold stone exterior, the striking Cotswold stone walls inside and its lovely exposed beams. These features are complemented by modern facilities which include wireless internet access, a Smart TV with a DVD player, a well-equipped kitchen and underfloor heating throughout the ground floor. The Tap Room sleeps four guests, in two stylish bedrooms, with a spacious family bathroom. There is a beautiful wrap-around garden and off-street parking is available for two cars. The property is perfect for a small family or a group of friends seeking a relaxing getaway surrounded by the glorious Cotswold countryside. House Rules Security deposits Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions). Occupancy The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property. Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant. Pets One medium sized dog, or two smaller dogs, are welcome to stay at The Tap Room, at a cost of £25 per booking per dog. For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure. The property’s garden is fully enclosed, however, dogs should be supervised outside at all times. For very tiny dog breeds that could potentially fit through the garden gate, a three metre tie out cable is provided, if required. Bed linen and towels Bed linen and towels are provided for guests. Arrival and departure times Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night. Bed sizes and configurations Master bedroom: King size bed Bedroom 2: 2 x single beds Bathroom Family bathroom (ground floor): Bath with overhead shower, separate handheld shower attachment, toilet and wash basin Heating and fuel The property has an oil fired central heating system. Electricity and oil are included in the rental price. Services provided The property has free wireless internet access, a DAB radio, Bluetooth speaker and a Smart TV with a DVD player. There is no telephone at the property. Mobile phone reception is generally OK. Parking The property has a carport at the rear, with parking space for two cars. Housekeeping Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request. Child friendly facilities A travel cot (without linen) and high chair are provided The property’s garden is fully enclosed, however, young children should be supervised outside at all times. Accessibility, health and safety This is an old, Grade II listed property and has many character features including sloping ceilings and low beams, both of which could pose difficulty to guests with limited mobility, or carrying babies, in terms of their general movement and their ability to quickly exit the house in the event of an emergency. The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk. Other The garden is regularly maintained by a professional gardening service and this work is generally carried out when the property is vacant. During peak periods, the gardener may need to carry out work whilst the property is occupied, this work will be completed as quickly as possible and with as little disturbance as possible to guests. About the neighbourhood
Voted 'England's Favourite Village' in 2004 by Country Life magazine, Kingham is a beautiful, unspoilt Cotswold village, with a large open green and some elegant stone and thatch cottages, mostly dating from the 17th and 18th centuries. It is situated in the Evenlode valley, a short drive from the well known Cotswold market towns of Stow-on-the-Wold and Chipping Norton.
Getting around
The Cotswolds is a rural location and whilst there is access to public transport, it is highly recommended that you have a car.
