This property is amazing!!! We had everything we needed for two families to spend the weekend together and have a great time - without ever leaving the house. We used the kayaks and paddleboats for a great activity together. There were fishing poles and even crab baskets (too bad we didn't catch any, but we checked often ;-) ). The house felt very welcoming and was filled with EVERYTHING we needed. I can't say enough about the host. A handwritten welcome card greeted us upon our arrival, small welcome details left in the dining area and kitchen. Someone in our group left an important item behind and Eric, the host, has been so helpful in getting the item back to us. A wonderful experience all around.

We really enjoyed the property and getting together as a family. Overall, the house fit our needs. However, there were some concerns. Upon arrival, the upstairs AC was not working. We spoke to the property manager and a maintenance person came to the house very quickly. My complaint is not with the AC not working, but that the maintenance person came into the home without wearing a mask. The house was not as clean as I expected. We had to clean bugs out of the bath prior to my son using it. The kitchen and basement space were fairly disorganized. The basement was not set-up as pictured. One bedroom had one queen bed, and the remaining 4 beds were in the second bedroom. It just felt as if the space hadn't been cleaned, updated, or organized in some time.

Eight of us (four couples) had a lovely Labor Day stay at River’s Edge. The house was spacious and clean and we loved the deck, the yard, and the dock. Many activities to enjoy both on the property and in the Northern Neck area.

Home was a great getaway for the family-just under 3 hours away from Loudoun county. Fishing, fun on the river and some great food just minutes away. Host was super responsive to any questions we had and had some great insights as well! We will be heading back soon!

Our family has rented this house for 4 years. Can’t say enough good things about the house and all the amenities. We love the dock and the kayaks. Lots of supplies in the house; all the basics supplied by the hosts. Lots of space for multiple generations to spread out. Thanks to the Cunningham’s for sharing!

What a lovely house!!! Our family had such a great time. The main reason I did not give this location 5 stars is because there were 2 major issues. First, there were not 6 kayaks available as advertised. One couple purposely did not bring theirs and then we did not have enough for everyone. One that was available caused my brother-in-law to have to swim back to the house (due to leaks/taking on water). The other issue was the swarm of ants. Ant traps were already in place but we ended up buying more because we weren't sure how old the traps were. About 1 day before we left, they finally thinned out. With all that being said, the house itself was in great condition!!! The backyard was spacious. Please note that one of the neighbors has a friendly collie (dog) that roams freely. Keep this in mind if you have dogs of your own or anyone who might be frightened. He does go to the bathroom wherever he wants, so mind the poop!!! Overall we a had a wonderful stay!!!!!

8 of us stayed here to celebrate an early Christmas. (My husband and I, our son and his girlfriend, my parents and our 2 dogs). The property is quiet and secluded, but only about 15-20 minutes from Kilmarnock and grocery stores. There are 2 refrigerators, new gas oven, and very well-stocked kitchen. We loved the big living room and big dining room table. The Owner/property manager was extremely responsive through the process and while we were there. She also went above and beyond looking for a car mechanic for us when we thought we needed emergency car care. We would recommend this property. Thanks for everything.

Enjoyed our stay for an end of the summer gathering. Enjoyed fishing, crabbing and kayaking. It was a plus being so close to the water. Will definitely stay here again.

This property is fantastic - great house, beautiful views, very peaceful and relaxing. We made full use of the kayaks, corn hole, fire pit, grill and deck every day! Lots of space, there are two TV rooms so kids could split up and watch different things. Could not have asked for a better spot for a labor day getaway.

This is our third year renting this house. It has lots of room and is very clean. The furniture and bedding are all great. There are lots of water toys. We love the kayaks, all in great shape. There are many different-sized life jackets it fit everyone. The house is on an inlet that is very safe for the grandchildren to kayak in. The house has three separate sitting areas. The children sleep and play downstairs which is great. There are 2 refrigerators and a new gas stove. Comes with many supplies in the kitchen and towels, etc. Our family enjoys coming here and using the boating equipment and bikes. There is also fishing equipment and crab pots. There is a great outdoor grill. The decks facing the water are large and include three tables and large umbrellas. We plan to return next year. Thanks for including so many extras with the rental!
