There's a futon in the basement which we count as the 4th bedroom. This bed/futon is probably best for a child or young adult. The home is located in a private secluded neighborhood surrounded by the Shenandoah River-South Fork. We will likely decline all requests for more than 4 extra day guests.******************************************* *****HOT TUB***** We have a 600 gallon Sundance Maxxus Hot Tub which retails for 20K, comfortably fits 8 and is the best consumer hot tub on the market. We empty and refill the hot tub every six to eight weeks. We fill our hot tub with filtered and treated water that is delivered by truck to our house. Additionally, we test, shock, clean and treat the water in the hot tub before each stay. If the hot tub is integral to your stay, we highly recommend an optional $50/visit add on for our spa company to stop by to test, shock, clean and treat the water once or more during your stay. We are subsidizing the cost of the cleaning for you to get the most out of the hot tub. Just let us know how many spa company visits you want when you book We will also provide one free visit from the spa company (upon request) to stop by to test, shock, clean and treat the water for stays of 5 nights or longer. The Sundance Maxxus Hot Tub has a great filtration system that with a couple of tablets will keep the hot tub crystal clear for weeks with occasional use by couples without the shocking, cleaning and treating. However, if you have a group of 4 or more or you are using this multiple times a day during your stay, the hot tub will get dirty without a cleaning every couple of days. We are providing this service below our cost as a convenience for our guests that value the hot tub as part of the stay and will use the hot tub often. Groups of 4 or more staying 3 days or longer that use the hot tub often would benefit most from this service. *****Grill***** We work to have a semi-full tank and a spare propane tank. We also have a charcoal grill available. Please check the tanks when you arrive. We try to keep them both full so you don't have to worry about propane. If they are both empty, there is a gas station that will exchange the tanks down the road. Take a picture of the receipt and we will reimburse you the cost. **********FAQ********** Do we need a 4x4? You only need to take one mile of relatively flat gravel road from the main highway. My 2007 Ford Focus has no problem with these roads. Can we bring our well behaved pet? We don’t even let our friends bring their pets. Also, there are those with allergies that value a pet free home. Can we bring our children? Our home and our property outside the home is not child proof and there is a hot tub outside. Those are our main concerns. You know your child best and can make the decision if an isolated mountain home is right for you and your children Can you empty and refill the hot tub before/during our stay? We don’t feel that this is necessary as we maintain the hot tub enough to keep it clean and sanitary. Additionally, we clean and empty the hot tub every six to eight weeks.
