Gym contains a hydro massage and steam bath cabin, a separate bathroom (sink and w.c.) and a laundry room..The first floor consists of three bedrooms (two with a double bed and one with twin beds) and 2 bathrooms. We have just returned from a week at Xenos Villa for a hen party and we loved every second! The owners were fabulous and we wanted for nothing! They covered everything and was only a phone call/text away if we needed anything! The villa was extremely clean (including the pool) and situated in a very private and safe location! I would return in a heart beat! We will see you next year Xenos Villas for our hen reunion! 😁❤️🇬🇷X

Hen party
Arrived at the villa early evening and was very impressed straight away, the villa was spotlessly clean a welcome hamper of tea , coffee, milk, wine , biscuits, crackers , snacks, and fruit. Everything to set you up before you can get to the supermarket which is about a 10-15 minute walk away , the pool area was also spotless with a good size pool and a few inflatables thrown in , the reason we chose a villa was for a relaxing week before my wedding with a varied age group ranging from 80 to 24 the villa was perfect for this . The grounds around the villa have fruit trees and the owners told us to help ourselves, lovely fresh apricots and plums each morning. The owners were there to meet us on our arrival and showed us around the villa and told us if we needed anything just to call or text them , they also arranged transport for us to get to Kos town and Kardamena in a wonderful minibus which we named the party bus , the driver was great playing party song to and from kos and kardamena which was a great laugh for 8 ladies . The villa had 4 bedrooms one being in the basement next to a small gym and small laundry room again this was ideal for us having a washing machine no laundry to do on our return home perfect.
One slight downside of the villa they only have one twin room and being 8 ladies we had to share beds not really a problem but would be nice to have had twin beds in all rooms and if you want a double bed push them together like most hotels have . Other thing you need to be aware of is if walking out on an evening and then plan to walk back to the villa the road down to the villa is pitch black so a small torch is needed or use your phone which we did . We did attempt to walk across the fields to the beach but wouldn’t recommend it unless your fit and abled bodied , i think it took us longer to get to the beach going this way so use the paved way down through the town . The villa has everything you need a well equipped kitchen, 2 balconies with tables and chairs, a bar b q with coals available is also available, dishwasher, fridge/freezer. We had a wonderful stay at Xneos villa 1 and would highly recommend. Thank you to the wonderful owners for there help and prompt response to any requests we had .

Lovely and private
The villa was exceptionally clean and beautifully presented.
Maria left a wonderful welcoming food package to get us started, as we arrived very late it was very much appreciated.
The location is set back from the main road so is very private and safe.
The 2 house keepers came in every 2 days and were brilliant.
Thank you Maria, we had such a lovely family holiday.

A small paradise
The Villa was exactly as described on the website and the pictures perfectly represent the interior and exterior of the house. There was a road ( 700 meters aprox. ) to go down to the sea, where you would end up swimming in the organized Tigaki beach . It was one of our favorite spot there. And of course, the view from the house is absolutely stunning, and one of the best in the whole area.
Everything was very clean, and a cleaning lady was coming twice a week which helped to maintain a very clean house throughout our stay!
On top of the cleaning services, MariaLydia was very helpful throughout our stay, she welcomed us with wine and a fruit basket, and she always remained at our disposition for any query we had.
Location wise, the house is situated a bit less than 5 minutes walk from Tigaki village , where you can find many great restaurants, super markets bars . rent a car, and where you have access to buses and expeditions.
I recommend to rent a car both for activities but also for everyday grocery shopping etc.
All in all we were very happy with everything, it was an amazing stay and we would gladly do it again next year !!

Spettacolare!!!! Proprietari top!!
Abbiamo soggiornato una settimana in questa piccola isola, siamo stati accolti dalla signora Lydia al nostro arrivo ( dolcissima,simpatica e cordialissima) , abbiamo trovato quel che necessario per la prima colazione, e anche la seconda!!!! Lei in persona ci ha accompagnati nel miglior posto dove affittare una macchina per tutta la settimana, e vi dico anche, che ci ha portato 2 torte in una settimana :)))) BUONISSIME !!! Abbiamo avuto la signora delle pulizie per ben 3 volte per rendere ancora più pulita la casa di come l'abbiamo trovata.
Casa grande ,pulita , spaziosa e alla moda. Piscina da urlo....Che dire, è un piacere trovare persone cosi cordiali e disponibili, ve la raccomando se volete essere in paradiso per un po.
Tantissimi saluti mia cara Lydia e Nicholas, siete stati veramente come due genitori!!!!

we stayed in Xenos Villa as a group of 5. There were two double bedrooms and a twin so plenty of accommodation. On arrival we were greeted by the owner who showed us around and made us most welcome. There was a welcome pack of fruit and essentials such as milk, butter, tea, coffee and other essentials. The villa is of 5* standard,furnished and decorated to a very high standard. There were ample bathrooms and a gym with steam room. The outside area was of a generous size with a big pool and plenty of chairs and loungers. The views were outstanding. The owners, who live next door were very helpful, even to the extent of giving us a lift to the supermarket! I would have no hesitation in recommending this villa either to a family or group. I would certainly return if I was to visit Kos again. Congratulations to the owners for providing outstanding accommodation.

A little piece of Paradise!
We had an amazing holiday with our family in this extremely beautiful and luxurious house!
We enjoyed everything in and around the house.
Especially the wonderful balconies from which you could practically see the whole island and the fantastic, private pool area and garden with exotic trees.
Nicholas and Maria truely created a little piece of Paradise here on Kos, thank you so much!!

What a treasure!
Absolutely perfect for our stay in Kos, very welcoming and made us feel at home! Everything brand new, clean and spacious rooms. I would definitely recommend and plan to go back next summer. The view is wonderful, I especially enjoyed it.

Superb Villa and charming owners-too good to be true?
Not here in Tigaki. The approach to the Villa down a dirt track with road works going on does not lead to a good first impression but this changes as soon as you walk into this modern villa which is so clean and well presented. You can see this couple have been in the hotel business as hospitality is at the forefront. Bathrobes, cakes on arrival and during the stay, a welcome pack that covers most eventualities and a willingness to offer help and assistance throughout the stay without intrusion into your privacy sums up what was a brilliant holiday for us.
We have been to Villas with our families for over twenty years and this is easily in the top five for location and facilities. We have never returned to the same place for a holiday but if we did go back to Kos we would definitely book the same Villa.

fantastic time at Xenos villa in Kos
Lovely new and modern villa with beautiful sea view .!! The private pool , the gym with the steam bath and the large garden was what we loved most.!!The villa is located very near to Tigaki village and Tigaki beach, closed to bars and restaurats.The weather even at the end of November was fantastic.! The owners Nicholas and Maria- Lydia are fantastic.!
